Most mold tests are a waste of money
That's a strong claim. Here's why we stand behind it.
DIY settle-plate kits (the Petri dishes from hardware stores) capture whatever happens to land on an open dish. Results depend on where you put it, how long it sits out, and what the airflow is doing. They can't identify species or measure concentration. Their recommended 5-minute collection period is also extremely short compared to the longer sampling times professionals use, which means they frequently miss mold that's actually present. A clean plate doesn't mean a clean space.
Spore trap air sampling is more controlled, but it's still a snapshot of one moment. An inspector runs a pump for a few minutes at 3 to 4 feet off the ground, and results shift with HVAC operation, time of day, sampler placement, and outdoor weather conditions (since an outside control sample is typically collected alongside). Spore traps count intact spores under a microscope but don't capture mold fragments at all. They also miss most Stachybotrys and other genera that settle quickly out of the air column. And they can't measure mycotoxins. The CDC reports that people in damp buildings experience respiratory symptoms, worsening asthma, and other health effects. But a single air test can miss the evidence entirely if conditions aren't right during sampling.
Air tests show what's floating at pump height at one moment. Dust DNA tests show what's been accumulating for months.
ERMI and HERTSMI-2 dust DNA testing works differently. ERMI (Environmental Relative Moldiness Index) is a research tool developed by EPA scientists that uses DNA-based analysis (MSQPCR) to measure 36 mold species from settled dust. The original 2007 study analyzed 1,096 U.S. homes to create a standardized moldiness scale. HERTSMI-2 is a focused version scoring 5 species most tied to water-damaged buildings. Scores below 11 suggest the environment is likely safe for sensitive people; above 15, the environment is a real risk.
That accumulated record actually predicts health outcomes. Research published in Nature found ERMI was a stronger predictor of respiratory illness (odds ratio 2.53) than visual home inspection alone (1.33). A $500 inspector walking through your house is less predictive than a dust sample you collect yourself.

Hiring a mold inspector in Houston

The Texas Department of Licensing and Regulation (TDLR) oversees all mold work under Chapter 1958 of the Occupations Code. As of September 2025, Senate Bill 1255 requires every person doing mold work to hold their own TDLR license.
